Tennessee National, beyond the brochure.

A practical guide to buying, building and selling inside Tennessee National — with the emphasis on the property-level details that can change the decision.

The real decision

Choose the community first. Then choose the property.

Tennessee National is a gated golf-and-lake community on Watts Bar Lake roughly 30 minutes from Knoxville, with Greg Norman Signature golf, a private marina, dining, fitness, trails, racquet sports and an active social calendar.

The community experience may be shared, but the real estate is not interchangeable. Section, view, slope, marina access, product type, surrounding construction and buildability can make two properties inside the same gate behave very differently.

Property-level questions

Five things I would want to understand before buying.

01 · Purpose

What are you actually trying to own?

Move-in ready home, lock-and-leave product, golf-front homesite, lake view, waterfront or simply a foothold in the community? The answer changes the search.

02 · Site cost

What will it take to make the property work?

For homesites, slope, foundation strategy, utilities, retaining and driveway geometry can matter more than the lot price.

03 · Micro-location

Where does this sit inside the community?

Walkability, golf-cart convenience, views, traffic, marina access, nearby construction and competing inventory all influence the ownership experience and resale story.

04 · Build path

If it is land, what happens after closing?

Architecture, builder fit, review requirements, site work, financing and timing can turn a “great lot” into either a strong plan or an expensive waiting room.

05 · Exit

Who is the next buyer?

Even if the property is intended to be held for years, understanding future demand helps separate personal preference from durable market value.

Compare paths

Finished home or homesite?

One path offers more certainty; the other more control. Timing, construction tolerance and the actual property usually decide which one makes more sense.

Community today

Established — and still evolving.

Tennessee National currently reports 1,492 gated acres, a 140+ slip marina, 22 social clubs, 180+ annual events and more than 20 open amenities. Additional dining, waterfront and recreation projects continue to evolve, so current status should always be verified before making a purchase decision.

Buying

Request current opportunities.

Send the property type, budget, timing and what matters most about golf, marina access, views, privacy or future construction. The goal is to narrow the community to the properties worth spending time on.

Selling

Position the property correctly.

A listing here competes on more than square footage or acreage. Section, orientation, amenity access, buildability and the likely buyer all influence the story.

Common questions

Useful answers before the showing schedule starts.

Home vs. land

Should I buy a finished home or a homesite?

Start with timing, how specific the house needs to be, construction tolerance and the characteristics of the actual lot.

Compare the two →

Due diligence

What should I check before buying a lot?

Boundary, building envelope, slope, access, drainage, utilities, restrictions, foundation strategy and likely site work all deserve attention.

Use the checklist →

Community costs

What should I verify?

Current POA or HOA dues, club or membership terms, transfer or initiation charges if any, and any obligations specific to the property being considered.

Building

How early should I think about a builder?

Earlier than most buyers expect. Site conditions, builder fit, house program and architectural requirements are connected.

Inventory

How do I see current homes and homesites?

Start with your budget, timing and priorities. A focused list of properties is more useful than treating every available home or lot as comparable.
